YOUR HOLIDAY BOOKING IS A LEGALLY BINDING CONTRACT.


Holiday Guests Must Agree tothe Following. The Lead Named Person must be over the age of 25 years of age.

The lead named person must take full responsibility for the entire Holiday Guests party booking. Should any of the Holiday Guests not conform to any of the below conditions the agent Julie Cathcart, or other persons acting on her behalf reserve the right to enter the property and terminate the holiday tenancy.

Tom's House, and Cosy Cott are very precious to our family.  We consider  group bookings very carefully, we do not takeGroup Bookings for people under the age of 25years.

PLEASE ADVISE ON LEAD PARTY NAME, THIS CAN ONLY BE A PERSON OVER THE AGE OF 25 YEARS.


Somerset Family Holidays offers Holiday Accommodation Letting to you and your Holiday Guests. Whilst every effort has been made to ensure that particulars of the accommodation offered are accurate, and will be available as arranged, we can accept no responsibility if the accommodation does not meet with your requirements; before making a reservation, please check that the accommodation, and the area you have chosen is entirely suitable for all holiday guest members in your party. We are available to answer as best that we can any questions regarding the suitability of your chosen holiday home.

Property Description. Toms House, Cosy Cott, and the contents, along with the Garden, its Furniture, and the outside Kitchen area, Hot Tub, Private Parking, and Security Gates are accurate at time of writing this. The owner and, or the agent Julie Cathcart cannot be held responsible for any changes including any maintenance problems that may occur.  Julie Cathcart will however insure that any fault is rectified as soon as possible.

Deposits. A provisional booking can be made but only confirmed by booking online, and on receipt of a non-refundable 50% deposit of total accommodation price for the year of booking with booking application.

Final Payment. Full balance must be paid no later than 8 weeks prior to the start of your holiday.

Cancellation Charge. Please be advised to take out Holiday Insurance.

Arrivals, and Departures.  Accommodation is available from 4pm on the day of arrival, and departures no later than 10am day of agreed departure.

Damage deposit fee. We don't charge a damage deposit fee. We do expect holidaying guests to leave Tom's House & Cosy Cott in a clean and tidy condition, to be respectful, and mindful of any damages.

I would be very grateful if holidaying guest could inform me of any breakages.  Holiday Guest should be respectful of the neighboring properties.

Guests Holidaying. Toms House, is only insured, and available to sleep a maximum of 16 people plus a maximum of 2 babies up to the age of 12months.

Cosy Cott is only insured, and available to sleep a maximum of 4 people, plus 1 baby up to 12months.

Please abide by, and do not exceed the total number of persons staying at these properties. 

Non-registered booked visiting guests are NOT insured at Toms House, Cosy Cott, or the Hot Tub, and entirety of property.


Holiday Insurance. Your booking is a legally binding contract, and like all contracts you should protect yourself incase something goes wrong.  It is recommended that you take out holiday insurance.

You could be liable for the full cost of your holiday booking if something goes wrong.

Holiday Guests Agreement.  Holiday guests will take good, and reasonable care of the properties, and equipment being used, leaving the properties clean,tidy, and in a reasonable condition, including all Outside areas of the properties, please do not leave waste of any kind outside, use the appropriate bins, recycling boxes provided, ensure that these recycling , waste bins are  moved to the recycling areas, and returned back as described in the Welcome details of the properties. Holiday guests agree to keep the Parking, Hot Tub,Barbecue, outside Dining areas, Garden Furniture, and the Garden in a reasonable tidy condition, to refrain from taking furnishings from inside the properties outside and, or vice versa. Holiday guests will pay for any reasonable losses or damage incurred whilst holidaying at the properties due to neglect, but not wear &tear.  Holiday guests will permit the owner, housekeeper, or elected other person reasonable access to the properties if required.

NO PETS, CANDLES, VAPING, OR SMOKING is permitted on the properties.


Non-Availability of Properties.  Should the case arise that the properties  known as Toms House, Cosy Cott for reasons beyond our control are not available after a booking has been placed, all payment charges will be refunded in full to the Holiday guest, the Holiday guests will have not further claim on the owner, or agent Julie Cathcart.

Complaints and Losses. Please do not hesitate to notify the agent Julie Cathcart of any complaints, or losses by email - cathcart.julie@gmail.com


Somerset Family Holidays is not responsible for items left behind at the properties.

No claim will be made against Julie Cathcart, or the owner of Toms House, and Cosy Cott for any losses or damage to themselves or their property.

Fab venue for extended family of all ages. Plenty of space to be together, or be quiet. Lift great help with Mum. Thoughtful touches throughout. Very clean through out. We will definitely be back.
